Area of Outstanding Natural Beauty

Description: Mill Lodge is a former granary store to what was the adjoining Udimore windmill, set within the heart of the idyllic village of Udimore in an area of Outstanding Natural Beauty. The property is of timber frame construction with mellow brick and part weatherboard clad elevations beneath a pitched clay tiled roof.
The property is approached over a gravel hard standing leading to a central canopied front door that enters into a dining hallway. The spacious dining hallway has a brick exposed fireplace, a bay front window, recessed alcove and shelving, exposed timber ceiling beams and attractive wooden staircase under which are two coat cupboards . From the hallway glazed double doors lead into the main living room, also with bay window, exposed brick fireplace with a wood burner, a built in fitted cupboard and scalloped display shelving and exposed timber beam ceiling. At the opposite end of the hallway is a generous kitchen/breakfast room with double aspect windows including a south facing bay window. The kitchen is fitted with an extensive range of light grey wall and base units with tiled worktops, inset ceramic hob and stainless steel oven beneath, and tiled floor.

The staircase from the dining hallway leads up to a light open first floor landing off which is a master bedroom with built in wardrobes and ensuite shower room with electric under floor heating. A further two double bedrooms are also accessed from the landing both with exposed timber framing and raised canted ceilings. Also off the landing is a family bathroom with contemporary fittings including a panel bath, close coupled WC and stainless steel wash basin on a glass shelf vanity unit.
From the west end of the landing a doorway leads through to a fully self-contained annexe with separate entrance with hallway leading into a fitted kitchen with a range of modern light peppermint coloured shaker style wall and base units beneath laminate worktops with stainless steel sink, ceramic hob, electric oven, integrated fridge/freezer and plumbing and space for a slim line dishwasher. Off the kitchen is shower room/WC with corner shower, close coupled WC and washbasin. A third door leads from the kitchen into a beautiful converted barn room with split level steps leading down to a ground floor reception room with corner wood burner, a side entrance door and large storage cupboards designed to accommodate a pool table. Above the reception room is a mezzanine floor bedroom, with a glass balustrade, ash flooring and a picture window looking directly over the garden and the far reaching countryside views beyond.

A rear access door leads from the split level mezzanine in the converted barn out to a paved rear patio that leads onto a lawn garden with surrounding flowerbeds stocked with shrubs and bulbs, and at the end a timber decked seating area that enjoys stunning views over the Tillingham Valley and beyond towards the North Downs. Attached to the converted barn is a garden store shed and separate utility room with space and plumbing for a washing machine and tumble dryer.
At the front and to the side of the property there is hard standing areas providing parking for up to four cars as well as providing access to a storage area underneath the side entrance porch.
