Anderson Hacking offers two distinct services, dependent on how you wish to rent your property either on a long-term basis under an Assured Shorthold Tenancy (AST) or for Holiday Lettings. Either way, we maintain a flexible attitude, and are generally able to adapt our Service to meet our client’s individual circumstances and needs, for example by providing a part only service, or occasionally by taking on additional tasks and duties such as independent inventories or house inspections.
Long Let – Firstly offering your property to rent on a long-term basis of a minimum term of six months or more by using an Assured Shorthold Tenancy (AST). Outlined below are the two basic elements of this service.
This is our inclusive service, which provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant.
Once the referencing and negotiations have proved satisfactory, we will then go ahead and prepare the tenancy agreement and an inventory, and collect the deposit monies and first months’ rent on your behalf and hold it in our separate, and insured, Client Account. The Tenant will then be ‘checked in’ against the inventory and meter readings taken on day of occupation.
During the tenancy we carry out periodic inspection visits and prepare property reports with photos and floor plans highlighting any concerns. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs. However, you will be informed before any works are carried out.
Collecting and processing of monthly rental payments is also part of the Service. These will be credited automatically to the Landlord’s nominated bank account.
Towards the end of the tenancy, we will liaise with the Tenant, and renew the tenancy agreement or arrange to ‘check them out’ as applicable. This Service is suitable for those Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.
Our Letting Only Services includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement, and inventory, and complete the Check In service as described above.
Following this, the first month’s rent and deposit will be collected and credited to the Landlord, less our agreed fee. Managing the tenancy, including any maintenance issues and rent collection, will then be the responsibility of the Landlord.

Finding Holiday Let Bookings only
Advertising using our wide range of media out lets to promote your holiday let and take bookings on your behalf and then liaising with you on each booking.
Fully Managing Holiday Let
This service offers a comprehensive booking and management service where we will find and take bookings for your holiday let service as well as offering a full turn around service where we clean the property between lettings and change the linen and re stock supplies where provided.
